Rollos were appointed as executors to my late mothers estate following her death in Dec 2020. The estate was complicated by having several rental properties as well as trusts. The paperwork had to go via the HMRC before the Sheriffs Court would award probate which can hold matters up for months. This was all handled by Adam Brewer who acted with speed and diligence ensuring that all the approvals were in place, all properties were quickly sold and the estate wound up within 8 months.
The fees for this came well under my layman's estimate and bearing in mind the work involved I was extremely to pay these on behalf of the estate. I would certainly recommend them and the service, both as executors and also the sales team

Not happy. Went in on the last day of my holiday in the hope of finalising my divorce with the, apparently infamous around this town, Richard Slightly. I was told that in the United Kingdom finding your husband entangled in the woollen rags of a local female are not apt grounds for separation. So happy to finally be back in the land of the free where I have requested for my AMERICAN lawyer to sue this office for negligence! Nice decor however, so 4/5

Please if you value your sanity NEVER rent from these agents. We had to live in a mouldy disgusting house for half a year because they didn't fix it despite promising to fix the mold before we arrived. At the end of our tenancy they then had the cheek to try and get 450 pounds of our deposit off us despite us leaving the house spotless. If I could give them negative stars I honestly would. Worst experience with a lending company in my entire life.

I would definitely recommend Rollos to anyone looking to rent in St Andrews. I rented a property for 3 years and had no issues. Any problems with the flat were dealt with swiftly - any issues regarding fixing these problems were down to external contractors as opposed to the agency or landlords, although the only issue I ever had was waiting a week to sort out my fire alarm battery.
The property was in good condition and a high level of cleanliness. My deposit was returned in full, and when I accidentally paid too much rent, I was instantly informed and the money was returned to me. The staff are friendly and helpful, and I was happy to renew my lease each year. As long as you are a good tenant, you will have no issues with this firm.

As far as estate agents go, I have to say I am fairly impressed with Rollo's. We have been dealing with them for the past three years and every problem we have encountered (wasp nests, broken light fittings, noisy neighbours), they have managed to handle quickly and efficiently. They are fairly lenient about getting rent in on time which is great if you are usually quite forgetful like me.
The only issue I do have with them is their sometimes lack of friendliness - I think they find students rather irritating, but considering in the rental office we probably make up most of their bookings, this seems unjustified and unfair.
